The demand is structural, not cyclical
European data-centre demand is being driven by cloud migration, enterprise adoption of artificial intelligence, and the sovereign requirement to keep data inside national borders. Unlike earlier technology cycles, this demand is anchored in long-lived physical assets: land, power, cooling, and the cabling and containment that connect them.
Capacity is frequently pre-let years ahead of completion. The binding constraint on growth is therefore not demand but the availability of skilled contractors able to deliver safely, to programme, and to a demonstrable standard of quality.
Where the capital is going
Cumulative European data-centre investment is expected to reach approximately €176 billion between 2026 and 2031. The European colocation market was valued at around €53 billion in 2025 and is growing at roughly 16.3% a year. Spend per site is rising sharply as operators move to AI-optimised designs with far higher power density.
Investment is also broadening beyond the established FLAP markets into the Nordics, Southern Europe and Central Europe, where land, power and planning conditions are more favourable. By 2031, European colocation is expected to contribute around €138 billion a year to GDP and to support more than 300,000 high-skilled jobs. Globally, data-centre capital expenditure is approaching $3 trillion through 2030.
Why delivery capability is the scarce asset
Capital is plentiful; execution is not. A data-centre programme depends on hundreds of specialist trades working towards a fixed commissioning date. Structured cabling, cable containment and fire-alarm installation sit on the critical path, and a delay in any of them pushes back revenue for the operator.
This is why established contractors with a record of safe, on-time delivery and rigorous quality management command a premium — and why demand for their services continues to outpace supply.
How Cables & Trays International participates
Cables & Trays International Ltd invests in the businesses that install and maintain this physical layer. Our strategy is grounded in operating experience through TechFlo (Europe) Ltd and Prime Infrastructure Solutions Ltd, and supported by MAPE Investments Ltd, our primary investor.
We back companies with strong technical foundations and experienced leadership, then add commercial guidance, operational support and industry relationships to help them scale into larger programmes.
